1How do i find out if my basement can be legalized?

The first step is a Basement Legalization Consultation and on-site assessment with a qualified contractor or designer who knows the rules for basement legalization in the GTA.
During this visit we’ll check your basement’s ceiling heights, window/egress requirements, fire separation, zoning allowance for a secondary suite, and how your utilities are configured. For reference, the City of Toronto has a guide on “Secondary Suites” which shows the types of drawings and documentation required.

2What info do i need to give in Basement legalization consultation?

Great question — the more info you bring, the smoother the process. Please provide:

Your basement’s approximate size (square-feet or metres)
Any existing drawings/floor-plans if you have them
Whether there’s a separate exterior entrance or window-well already in place.
Whether you’re planning to rent it out (secondary suite) or use it for family/living space
Your address so we can check zoning and setbacks for your property/li>

Once we have that, we can schedule the visit and send you a “pre-consult checklist” to fill out.

3How long does it take from consultation to permit application?

After our consultation and written report, assuming your basement is reasonably ready for legalization, the next phases typically take:

Design & drawing preparation: ~2-4 weeks
Review with you + revisions: ~1-2 weeks

Permit application submission to City: dependent on the city’s backlog, often 4-8 weeks, sometimes longer if engineering/structural work is required. For example, according to one guide, many such projects in Toronto can take weeks or even months depending on complexity.

4What happens after i fill out your contact form?

We will email (or call) you within 24 hours to acknowledge receipt and schedule a convenient time for site visit.
We’ll conduct the site visit, prepare our written report + next-steps quote, and then review it with you.
If you decide to proceed, we’ll prepare the design drawings, handle permit submission, and coordinate the construction phase (or refer you to our trusted network).

5Can I legalize my basement myself?
